Counter flashing is fabricated out of aluminum or steel that is installed on the exterior of a building to protect the base flashing and prevent water from entering. It is also known as cap flashing or cover flashing.
Purpose prevents water from entering behind the base flashing, Creates a weather-resistant barrier, Helps maintain the building's structural integrity, and Reduces indoor mold problems.
Many counter flashings do not last/ perform for the life of most roof systems due to a poor installation. Seipp Roofings common practice is to us a grinder to cut a joint into the masonry substrate, brick, block and/or even stucco to recieve the flashing.
Our counter flashing is fabricted with a bend that is tucked into that joint and then secured with masonry fasteners as needed and sealed with a high density polyurethane, elastomeric or any other high performance sealant. This creates a more secure and water tight flashing for the life of the roof.
Counter flashings that are not cut into the substrate commonly fail pre-maturely and are a higher maintenence component. Without grinding a joint into the substrate the counter flashing is surface flashed which is when a metal flashing is simply installed flat to the face of the substrate and caulked. This process is heavily reliant on sealants which any professional roofing contractor knows will fail prior to the life of the roof being met.
